Hey Gang, we have a busy Calendar coming up, and hopefully you’ve inked in the important dates below.  But just in case, here are a 6 Quick Reminders:

Clubhouse:  Time waster or Marketing Master

A couple weeks ago while I was riding in the car with my daughter, Najla, she introduced me to a new platform called Clubhouse.  It’s like Zoom without video, so not only can you wear shorts on the call, but you can also wear no make-up or clothes at all!  In order to use Clubhouse, (it’s in beta testing), you must be invited and it’s only available on I-Phones.
I found the conversations very engaging, we were listening to a “Brand and Marketing Room”, because that’s what Najla does for a living.  As soon as we got into the room (she had been there previously), they called her up to “stage” and asked her some questions about ICSC…the shopping center group that usually meets yearly in May in Las Vegas.  I found it fascinating, and she showed me some of the other rooms where there are sometimes thousands of people in the audience.  Right now, I’m listening in to a room called “Real Estate Agent and Broker Lounge”. Actually, Mark Zuckerberg is moderating a room right now called “Pressclub”… there is a room right now happening called “ZillowKiller Meetup Real Estate Online Marketing Mastery”.  There are rooms for everyone, Politics, Mental Health Awareness, “What do MEN look for in a WIFE?”, and the best thing is you can start a room about whatever you want.
I saw Randy Weimer joined this morning, so I knew I was in a special place!  If you are interested in joining, call me, I have a few invites available…you start out with 2 invites and the more you are engaging, you will receive invites…since I have a hard time being quiet, I get invitations sent to me and I’m happy to invite you if you want to engage on Clubhouse and have an I-phone, please call me.

Is your Realtor Independent Contractor Status at Risk?

Despite the recent news coverage, the PRO Act that was passed by the House of Representatives should continue to face an uphill battle in the Senate under the current political structure. Republicans are united in opposition, and even some Democrats are opposed. As of the latest count, there are fewer than 50 members in support. Should that change, there is bipartisan interest in pushing real estate specific exemptions in any ABC test legislation.

Additionally, California’s AB-5 included a real estate industry exemption from the very beginning, initially spearheaded by a strong pro-labor member of the CA assembly. Further, in the House passed version of the PRO Act, an amendment was included that protected state definitions of “employer  and “employee” under existing state wage, hour, workers’ comp, and unemployment laws, where real estate professionals are typically classified as independent contractors.

Lastly, the modification under the bill to the National Labor Relations Act (NLRA) does not impact the Internal Revenue Code protection (26 U.S.C. §3508) for real estate professionals, and therefore there is no direct effect on the ability of real estate agents to be classified as statutory non-employees for federal tax purposes.
Know that NAR remains engaged on this issue and continues to educate policy makers on the
broader detrimental impact of the ABC test for the real estate industry, as well as working with
others in the business and real estate communities on Senate advocacy efforts.

2 MLS’s are Better than 1!

In today’s fast paced real estate market, listings are syndicated and viewed all over the world on different platforms. Consumers top 3 platform choices are Zillow,, and Redfin

At PSRAR, you have the choice to input your listings in VestaPlus as well as Flex.

It is important to not only review your listings on the system you submit, but check that listing on the other system as well, AND view it on the big 3 consumer facing sites. 

Also, when preparing a CMA or searching for listings, having the opportunity to double check your work on both systems guarantees that you will see every possible listing.

While your search results should be identical, often they are not due to the way different systems treat certain data fields as well as search criteria.

You might just find that 1 gem of a property that didn’t show up on the other’s search!!!

Psssst... Have You Heard?

“Fact or Fiction” – Desert Valleys Builders Association (DVBA) is releasing its Tri Annual 
Fee Study Comparison Report. 

This report reviews the following fees applicable to Housing: Building; Impact/Developer/Capacity; Planning and Engineering for the 9 Coachella Valley Cities and Riverside County.  This Study is conducted to show the estimated “cost” of fees to an individual lot for construction.  (That’s the Fact part of this story)…. 

And the Fiction Part?  Which City is the most expensive to build in? …. It’s Palm Springs (which beat out Coachella by $48 per lot) as the most expensive city for acquiring a construction permit (and that’s “not” Fiction)..
