Event Schedule

The Special Events Committee’s goal is to organize a full calendar of events for 2021 that benefit our local charities and the PSRAR Association philanthropic mission.

We are excited to announce our next scheduled event called, Help The Homeless will raise funds, clothing and more to directly assist in benefitting many in our Coachella Valley homeless population. The committee voted to raise funds and clothing for the Street Life Project. The event is slated to run May 5 through June 30. We have exciting plans for this event… so stay tuned.  

Then, It’s Off To The Ballpark!!!  
PSRAR will host Realtor Night at the Ballpark at June 18 at the Palm Springs Stadium. We are excited to get back to normal and commune with our fellow Realtor friends and industry partners.

Other upcoming events planned are:

  • Bowling Night
  • The Jason Watson’s Poochella Fest
  • 9/11 20th Anniversary event 
  • Industry Partner Showcase / Harvest Auction
  • And closing out our year with our annual Bad Santa

'P.S.R.A.R. ELECTION 2021' is June 9th, and if you are interested in joining our leadership team, your application is due by May 3rd at 5pm. The Officer & Director positions being filled in our upcoming 'P.S.R.A.R. ELECTION 2021' are as follows:

•  4 Directors (3-Year Terms)
•  Secretary (1-Year Term)
•  Treasurer (1-Year Term)
•  2021 President-Elect (who will become President January 1st, 2022)
•  2022 President-Elect (who will become President January 1st, 2023)
To qualify for the above-mentioned positions, Directors must have served on a Committee at any time within the past 3 years--including 2021, and Officers must have simply served on the Board of Directors at any point in time.

To all policy wonks…

Legislative season is upon us.  I have been participating in the CAI Legislative days this week.  CAI is short for Community Associations Institute.  We as REALTORS have CAR, management companies for Homeowner Associations have CAI.

During their meetings this week with their representatives they were concerned about 4 bills; the 2 bills I think might interest you have to do with voting HOA members to the board of directors…it goes like this, if there are 2 seats available and only 2 eligible candidates, then those candidates can just simply be appointed, thereby saving the HOA the money of having an election.  CAI supports that bill.  The second bill has to do with lot splits in HOAs (obviously single family homes on fee land) they oppose unless amended.

Starting next week, CAR will have their Legislative week and you can be part of it as a member.  Please go to and sign up for Legislative day.  If you need more info call Jim Franklin, he is a walking dictionary when you have questions about Sacramento or Washington.  My biggest reason for staying involved with CAR has to do with a bill I have been working on for 4 or 5 years…CAR is supporting a bill that will require management companies to maintain a website for each HOA over 50 units to provide a website for the homeowners where the documents can be kept, so the Seller can provide the required documents to the buyer from the website…the management companies will still charge for providing the escrow demand and the lenders will still need the condo cert which is usually paid for by the buyer if financing is required.

Letter from PSRAR to Support Palm Springs Housing

RE: Housing crisis in California Dear Congressman Ruiz: On behalf of the Palm Springs Regional Association of Realtors, please accept this letter of support for the City of Palm Springs as a recipient of $1 million in Federal funding under the Community Project Funding process. The $1 million funding would be used towards acquisition of a 2-acre property for the future planning and construction of a much-needed comprehensive affordable housing project. The City of Palm Springs has worked diligently with local stakeholders to increase the number of needed affordable housing units. The City’s initiatives in these areas demonstrates its dedication and willingness to find local solutions to the lack of adequate housing for lower income residents. The requested federal funds will be matched with the City’s limited housing funds for their important goal of acquiring property to be used towards a solution for the housing crisis in California. We enthusiastically support the City of Palm Springs in this endeavor and urge the U.S. Congress to approve this request for Community Project Funding in the Federal Fiscal Year 2022 budget.

Upcoming speakers for the Wednesday Caravan meeting April 21 Farrah Wilder, C.A.R. Chief of Diversity, Equity and Inclusion Officer discussing Fair Housing. Following this meeting at 10 AM is the CAR Local Government Forum that will be a Zoom meeting. I will be speaking on “How to Lose an Election,” so should be entertaining at least. You need to register for this at Keep Tuesday April 27, 2021 open as that is the 2021 Legislative Day and we will be meeting with our state representatives and you are invited! No trip to Sacramento required.

Mark your calendars! On April 30, 2021 at 10:30am to 12:00, there will be a Team Leader Mastermind for Team Leaders of small or large teams. In order to attend you need to have been a Team Leader for one year or more.

We all know it is not easy being at the top so come ready to share your challenges, what works and what doesn’t work. One person cannot know it all, but collectively great ideas are born and are meant to be shared. You may laugh, cry or scream but you will be totally supported and leave with solutions to some of the most difficult issues facing team leaders in this crazy market! Fact or Fiction – “The idea that an Inclusionary Housing Policy is a good way to solve the housing crisis”?

Fact – There is a housing crisis in California and has been one for nearly 4 decades plus.  The high cost of land, government regulations, local municipality fees and codes, materials and labor costs ever-increasing, time process to approve projects, litigation against projects, and the list goes on and on, makes it any wonder that a single home is actually ever built in the Golden State.

Fiction - So along comes an “idea” to make housing happen (for affordable/lower income residents).  Known as Inclusionary Housing (IZ), the “plan” is to have a developer aka the builder have the option to assist in fixing the problem of housing production.  This can take the shape in setting aside a number of units (rentals, for sale units); or paying a mitigation fee or possibly receiving a density bonus to get more housing units placed into a smaller site.
Unfortunately, the typical scenario is to mandate that the builder set aside a specific number or percentage of units to meet the need.  The reality is that the remaining units (whether rentals or for sale units) must then subsidize those set aside units, thereby driving up the cost of the rentals and for sale units.  In simple math terms – 50 for sale houses paying $50K per lot in fees, have 10 units set aside for affordable income ownership.  Unfortunately, that means the 10 units won’t be paying full fee’s, so the difference from the fee amount will be spread over the remaining 40 houses, thereby increasing their costs.  This also applies to materials/labor; etc. etc.  

So, what should the local agencies be doing to create housing – let’s try to expedite the development process, eliminate multiple reviews, have environmental reviews applied appropriately and if a development is conditioned to set aside units, have those specific units pay a reduced fee schedule BUT not add the difference to the remaining units.
