The Broker Basket that fetched the highest bid, $_500.00    , and won the ‘Bragging Rights’-sized trophy was Windermere Homes and Estates, Palm Springs. Broker & Manager Bryan Arnold and his husband created the unique gift basket offering gift cards from many of the local Palm Springs restuarants and boutique store, to support the WIndermere shop local mission.

The Special Events Committee’s ‘Date Night’-themed basket garnered an impressive $2,000. We would like to give a shout-out to Committee Member Jennifer Cucchetti for assembling the amazing ‘Date Night’ basket.

Last Wednesday was our inaugural Presidents Council meeting, and I’d like to personally thank a number of our Past Presidents for attending.  Big shout out to David Cantwell, Karen Joy Tabbah, Becky Bowles Jim Franklin, Scott Lyle, Kevin Stern and Rod Dow for taking time out of your hectic schedules to reengage with P.S.R.A.R.®’s past leadership, and to candidly share your individual experiences as a P.S.R.A.R.® Past President and offer three decades worth of some very sage advice to the current leadership.  Much Appreciated!

”Who’s living in your basement?”

It’s a sign of the times…with properties getting more and more expensive, our young adults no longer can afford to buy their own home, even rental prices have gone through the roof.  I know first hand what it means to live in a multigenerational home!  I have noticed a lot more families living in the same home, because of many different reasons; kids taking care of aging parents, children over 18 never left home or came back due to rising home and rent prices, or maybe by combining the generational income they can own a bigger, nicer home.

The housing shortage has spurred some reasonable ideas such as ADUs and JADUs (my first column explained them and how they work).  Another way to live with many generations close by is buying a duplex or triplex, when a generation leaves to be on their own, that part of the multifamily home can be turned into income for the generations who stay…unfortunately, there aren’t many to choose from.

The history of multigenerational housing shows that in 1950, 21 % of the population lived in multigenerational housing, it declined till 1980  (12%), and started to go up in 1990 each decade till it was up to 20% by 2016.  With the shortage of housing getting worse since 2016 I’m sure we will have more clients looking for these larger residences or adding ADUs in the back yard.  It’s important to ask the right questions in the buyer consult to understand their needs.  Since the pandemic, we  have seen an increase in searching for multigenerational homes.

On another note, have you noticed how many properties there are in the MLS selling “Fractional ownership”?  We, in the MLS committee are open to your comments how to deal with this issue…Please send your comments or concerns to my email.

Don’t get married this year!

AB 44 (Petrie-Norris) Business Dealings: Use of Prior Surname. Currently, a real estate licensee cannot transact business using a former legal name (including a “maiden” name or previous marriage, so if Louise was to get a divorce and marry someone named Sandahl she would have to use the Louise Sandahl name for real estate). C.A.R. is sponsoring legislation to ensure that a real estate licensee who is a natural person may use their former surname to conduct business so long as both names are filed with the Department of Real Estate. This measure will ensure that REALTORS® can continue to benefit from their name brand, recognition, and community status despite a legal name change. This bill is pending a hearing in the Assembly Business and Professions Committee.

If someone pops the big question, just say NO! For now. Our speaker for Wednesday April 7, 2021 at 9:00 AM will be Sanjay Wagle CAR chief lobbyist in Sacramento with a full update on all the bills affecting Real Estate. April 14 Kathryn Hough President of the Palm Springs Historical Preservation Board on new videos highlighting historical buildings in Palm Springs.

The Civil Rights Act of 1968, which President Lyndon Johnson signed on April 11, 1968, prohibited discrimination concerning the sale, rental, and financing of housing based on race, religion, national origin, sex, (and as amended) handicap and family status. Title VIII of the Act is also known as the Fair Housing Act of 1968.

Fact for Sure! What Local Association says “Let’s Go” and “Get Back Out There” (especially after the past year we’ve all had?  Why, it’s The DVBA launching In-Person Meetings (Fact – not Fool) starting on April 15th with a presentation by New Riverside County Executive Officer Jeffrey Van Wagenen, with an intro by Riverside County Supervisor V.
