State of the East Bay Real Estate Market

We continue to see some really interesting market dynamics in the East Bay. Interest rates continue to be low which is encouraging Buyers to jump in to the market. Another influence on Buyers are the tech IPOs. Many people feel that prices will surge once tech employees can exercise their post-IPO stock options after the waiting period which is typically 6 months. For all the non-tech IPO Buyers there is a perceived notion, whether accurate or not, that they need to buy before all the newly minted millionaires flood the market and drive prices up. These factors, coupled with a continued lack of inventory, continue to keep the market hot in Oakland/Berkeley for entry level homes under $1.2M. Oakland/Berkeley homes over $1.2M are a mixed bag depending on a particular home's attributes. Some homes are seeing price reductions while others are selling over asking. As you move further out to areas less desirable to San Francisco techies, we are seeing a slight cooling evidenced by longer days on market, fewer offers and many sales occurring slightly less than asking. Obviously things can change depending on what happens with trade wars, geopolitical tensions with PRK and Iran as well as politics in general...stayed tuned.
Freddie Mac: Mortgage Rates Continue to Decline
Mortgage rates have stopped creeping higher, and have actually decreased. A strong economy and unexpectedly high employment figures have all contributed to the Fed keeping rates the unchanged. The net effect has been to lower home mortgage rates. This is great news for both Buyers and Homeowners thinking about refinancing. Although the Fed predicts rates will hold steady for the rest of the year, outside influences like trade wars, cold wars and potential hot wars can change the mortgage landscape quickly. Another positive we are seeing are the Homeowners who do refinance. Unlike in the 90's, they are leaving money in their homes rather than taking cash out.
