EPRA Monthly Brief
April 2019
I am excited about EPRA’s Conference this year, where we will celebrate our 20th anniversary. We have a great line-up of speakers, recently joined by José Manuel Barroso, former President of the European Commission and Prime Minister of Portugal, as well as Javier Solana, former Spanish Foreign Affairs Minister, Secretary General of NATO and the EU High Representative. This year’s Conference will focus on social-economic disruption, so it is only fitting to see these seasoned politicians join the debate. Registration is now open so make sure to book your place. Please be aware that as always the third day of the event, dedicated to company pitches, is free to attend for investors.

As part of our mission to always expand EPRA’s reach and meet new investors, we recently completed a week long investor outreach trip in the Middle East together with our US sister organisation Nareit. We met a number of sovereign wealth funds and participated in the Bloomberg Invest Abu Dhabi summit – a great occasion to connect with the investment community in this important region.

On a final note, I would like to welcome our newest member Warehouse REIT.

Building blocks for a prosperous future

In light of the upcoming European Parliament elections and the new European Commission, EPRA prepared a manifesto with a set of recommendations for the policymakers to address Europe’s challenges. We believe that the listed real estate sector is part of the solution to EU’s long-term objectives. In this regard, the manifesto discusses ways to unlock capital, face new global challenges such as climate change and immigration, and build the cities of tomorrow, as well as encouraging more stable and cross-border investments. BE-REITs allowed to raise capital through ABB

In a major breakthrough which puts Belgian REITs on equal footing with other Belgian companies and their European peers, BE-REITs are now allowed to flexibly issue equity through the form of an Accelerated BookBuild (ABB). The possibility for Belgian REITs to also execute ABBs creates substantially more flexibility to access equity markets and a far better capacity to manage the debt ratio throughout the cycle. Laurent Carlier, President of the BE-REIT Association, commented: “This is an important milestone for the Belgian REIT sector, especially considering the fast growth and the internationalisation of the sector.” Read more in the press release.

Bloomberg Intelligence and EPRA Real Estate Summit 2019

We were delighted to have held our annual finance summit in partnership with Bloomberg Intelligence earlier this month, in their iconic HQ designed by Foster+Partners. Michael Jones, the lead architect for the building, gave a fascinating insight into the highest BREEM-rated building in the world. With ESG such a trending topic with investors, it was an excellent example of how we can all do better. Sir Andrew Sentance MBE, ex-Bank of England Monetary Policy Committee member, gave an engaging keynote address on the European economic outlook. The day also covered several panels, covering topics such as office design, retail renaissance, data centres, market trends and valuations. You can read more about the event in the upcoming June edition of the EPRA Industry Magazine.

EPRA’s Corporate Access event

Register today for EPRA’s second Corporate Access event, which will take place on June 26 at the Chelsea football stadium in London. The event is already half-subscribed but there are still places available to meet some of Europe’s leading property companies, during one-on-one or group meetings. You can read more about our inaugural event in the March edition of the EPRA Industry Magazine and watch the highlight video here.
